Business DSCR Calculator

Calculate business debt-service coverage, cushion and debt capacity at a target ratio.

Use lender-defined cash flow and debt-service conventions. Enter annual cash flow available for debt service in dollars and annual principal and interest payments in dollars. At the worked-example inputs, the debt-service coverage ratio is 1.50×. DSCR shows how many times the business's cash flow covers its debt payments. On the example, a 1.5 ratio is comfortable against a 1.25 requirement and leaves a $100,000 cushion. The maximum debt service at the target ratio tells you how much annual payment the business can support, which you can convert to a loan amount with the loan payment calculator. It returns debt-service coverage ratio, maximum debt service at target, current cash-flow cushion.

The formula

DSCR = cash flow available for debt service ÷ annual debt service; maximum debt service = cash flow ÷ target DSCR

Worked example

Maximum debt service at target$240,000
Current cash-flow cushion$100,000

Example inputs

Annual cash flow available for debt service$300,000
Annual principal and interest payments$200,000
Target DSCR1.25×

How to interpret the result

A lender's minimum DSCR isn't a formality: it's the number that decides whether a loan application gets approved, and it moves before profit does. A business can be profitable on paper and still fail this test, because DSCR is measured against cash flow available for debt service, which excludes non-cash items and adds some back, so the two figures can tell different stories in the same quarter.

Before you rely on it

What to check

Confirm which cash-flow definition your lender actually uses. Conventions differ, and the ratio changes noticeably depending on which one is applied.

The common error

Where people go wrong with business DSCR calculator

Using net income as a stand-in for the cash-flow figure in this ratio. Depreciation, one-time items and timing differences mean the two rarely match, and the mismatch usually flatters the DSCR a borrower expected.

Where the inputs come from

Annual cash flow available for debt service is typically net operating income or EBITDA less taxes and any distributions the lender counts, from the income statement or tax return. Annual principal and interest payments are the total yearly payments on all business debt, including the new loan. The target DSCR is the minimum your lender requires, commonly 1.25 for small-business and commercial real estate loans. Use verifiable, average cash flow rather than a peak year.

Using the debt-service coverage ratio in a real decision

A ratio near 1 leaves no margin for a bad month.

When the result stops applying

Lenders define cash flow differently: some deduct owner draws and taxes, and some add back non-cash items, so your ratio may differ from theirs. Seasonal firms need to test the low season. The ratio uses historical figures while the loan is repaid from future ones. Variable-rate debt can raise payments and lower the ratio.

What to compare it with

Estimate the loan size with the business loan payment calculator, and see the interest coverage ratio and debt-to-equity pages for related debt tests. The working capital calculator shows liquidity. To improve DSCR, raise cash flow or reduce payments by extending the term.

Frequently asked questions

What DSCR do lenders require?

Commonly at least 1.25, meaning cash flow is 125% of debt payments, though some lenders accept 1.15 to 1.2 for strong borrowers and require higher for riskier ones.

How do I raise my DSCR?

Increase net operating income, cut expenses, extend the loan term to lower payments, or reduce the amount borrowed.

Does DSCR count owner compensation?

It depends on the lender. Many deduct a reasonable owner salary before calculating cash flow available for debt service.
