USDA Guarantee Fee Calculator

Calculate a USDA-style upfront fee, annual fee and estimated monthly payment.

Verify current program eligibility and fee rates. Enter home price in dollars, down payment in dollars, mortgage rate in percent, loan term in years and upfront guarantee-fee rate in percent (6.25 means 6.25%). At the worked-example inputs, the estimated total monthly payment is $2,412. This tool isolates the fee structure. The annual fee is much lower than FHA mortgage insurance, and the upfront fee is also lower, which is why USDA loans are often the cheapest low-down-payment option for eligible buyers. Compare the monthly fee line with FHA's insurance line on a similar loan to confirm the advantage in your case. It returns estimated total monthly payment, financed USDA loan amount, monthly annual-fee amount.

The formula

USDA financed amount adds the upfront guarantee fee; monthly cost adds annual fee, tax and insurance

Worked example

Estimated total monthly payment$2,412
Financed USDA loan amount$303,000
Monthly annual-fee amount$88

Example inputs

Home price$300,000
Down payment$0.00
Mortgage rate6.3%
Loan term30.0 years
Upfront guarantee-fee rate1.0%
Annual guarantee-fee rate0.350%
Annual property tax$4,000
Annual home insurance$1,500

How to interpret the result

USDA loans carry both an upfront guarantee fee, typically financed into the loan balance rather than paid in cash, and an ongoing annual fee built into the monthly payment, similar in structure to FHA's two-part insurance but governed by its own separate program rules and rates.

Before you rely on it

What to check

Verify current USDA program eligibility and fee rates directly, since both the fee percentages and eligibility criteria are set by the program and can change between loan years.

The common error

Where people go wrong with USDA guarantee fee calculator

Assuming USDA fees follow the identical rates and structure as FHA mortgage insurance because the two-part pattern looks similar. USDA sets its own separate fee schedule and eligibility rules that don't automatically match FHA's.

Where the inputs come from

The price and rate come from the purchase and loan quote. USDA charges an upfront guarantee fee, currently around one percent, that is usually financed, and an annual fee, currently around 0.35%, collected monthly. Confirm the current rates with your lender since they can change. Property tax and insurance are separate.

When the result stops applying

USDA loans require the property to be in an eligible rural area and the household income to be within limits for the county and household size. The property must be a primary residence and meet program standards. Fees are set by the agency, so confirm the current rates before relying on the estimate.

What to compare it with

Verify eligibility first, since the fee structure only matters if the property and household qualify. Then compare with an FHA loan at the same price using the FHA calculators, and consider whether a down payment would reduce the fee or interest. Ask your lender when the fee rates last changed, because the agency adjusts them periodically. If the property is not in an eligible area, a nearby address might be.

Frequently asked questions

Are USDA fees lower than FHA fees?

Generally yes. USDA charges about 1% upfront and about 0.35% a year, while FHA charges 1.75% upfront and often 0.55% a year. On the same loan that difference adds up to a noticeably lower monthly payment.

Is the guarantee fee financed?

Yes. The upfront guarantee fee can be added to the loan balance instead of paid in cash at closing, which is why the financed amount in the example is higher than the purchase price minus the down payment.

Does the annual fee ever end?

The annual fee is charged every month for as long as the loan is outstanding, unlike private mortgage insurance, which can be cancelled. Refinancing into a conventional loan is the way out if you build enough equity.
