Mortgage & Home calculators
Mortgage & Home calculators: Estimate affordability, monthly ownership cost, equity and refinance tradeoffs. The category holds 45 tools, including the Mortgage Payment Calculator, the Home Affordability Calculator and the Closing Cost Calculator.
Home Affordability and Mortgage Payment answer the first two questions of any purchase: what price fits, and what the payment will be. Down Payment, PMI and Closing Cost show the cash and monthly extras. Once you own, the Mortgage Refinance, Extra Mortgage Payment and Mortgage Recast calculators compare ways to cut cost, while Home Equity and HELOC tools price borrowing against the house. Government-backed loans have their own calculators for FHA, VA and USDA fees, and Rent vs. Buy tests the basic decision. Rates move. Plans should not depend on them.
Among the tools here are Mortgage Payment Calculator, Home Affordability Calculator, Closing Cost Calculator, Mortgage Refinance Calculator, Extra Mortgage Payment Calculator, Mortgage Points Calculator, Loan-to-Value Calculator, Rent Affordability Calculator, and 37 more that follow the same pattern of formula, worked example, limits and sources.

Where people go wrong with mortgage & home numbers
Buyers often budget for principal and interest only and forget property tax, insurance, PMI and maintenance, which can add a third to the payment. The True Cost of Homeownership and Home Maintenance Reserve calculators exist for that gap. Another mistake is refinancing without counting closing costs against the monthly saving, since the break-even can take years. Rates quoted with points or buydowns need the APR to compare fairly. Budget for the whole house. The payment is only part.

Mortgage & Home terms
- Equity : glossary term
- The owner's share of an asset's value after debts against it. In property, value less the outstanding balance; in a company, assets less liabilities.
- Escrow : glossary term
- An account holding funds for property tax and insurance, paid out when due. It changes the timing of those costs, never the total.
- Home equity : glossary term
- Property value less debts secured by the property.
- Home equity line of credit : glossary term
- A revolving credit line secured by property, usually at a variable rate. A draw period comes first, then a repayment period. The payment usually rises sharply at the handover.
- Interest-only period : glossary term
- A phase during which payments cover only accruing interest and the balance does not fall. The later payment rises twice over: amortization begins, and over fewer remaining years.
- Loan-to-value ratio (LTV) : glossary term
- Loan balance divided by property value.
- Points : glossary term
- An upfront charge, each typically one percent of the loan, paid to lower the rate. Worthwhile only if the loan is held past the break-even.
- Private mortgage insurance (PMI) : glossary term
- Insurance that may be required on certain conventional mortgages with higher loan-to-value ratios.
- Recast : glossary term
- Recalculating a loan payment after a lump-sum principal reduction, keeping the original term. It lowers the payment where prepaying alone would shorten the term instead.
- Refinance : glossary term
- Replacing an existing loan with a new one, resetting the term and incurring closing costs. The only one of prepay, recast and refinance that can change the rate.

Common mortgage & home questions
How much deposit do I need to buy a home?
Programme minimums vary widely and some require very little. But the deposit affects more than eligibility: it changes the loan amount, whether mortgage insurance applies, and often the rate offered. A frequent mistake is a deposit large enough to leave no cash reserve, which turns an ordinary setback into a forced sale.
What credit score do I need for a mortgage?
Minimums differ by programme and lender overlays add further requirements. So there is no universal threshold. What is consistent is that pricing improves in bands as scores rise. So a modest improvement before applying can be worth more than it appears, particularly if it moves you across a band boundary.
Should I get pre-approved before house hunting?
Yes, and understand the difference from prequalification. Preapproval means the lender has verified income, assets and credit and issued a conditional commitment. Sellers treat the two very differently, and only preapproval is meaningful evidence that financing will complete.
How long does a mortgage application take?
It varies with programme, property type, appraisal scheduling and how quickly documentation is supplied. The controllable part is documentation: applications stall far more often on missing paperwork than on underwriting decisions. Assembling income, asset and identity documents before applying removes most of the avoidable delay.
What is a rate lock and should I take one?
A lock fixes the quoted rate for a defined period, protecting against increases and forgoing decreases. The right length is the one that comfortably covers your expected closing date, since extending a lock usually costs money. Locking too short is a more common and more expensive mistake than locking too long.
Can I buy a home with existing debt?
Yes, subject to debt-to-income limits that count your monthly obligations against gross income. Which debts count and how they are calculated varies, and paying down a small balance with a large monthly payment can improve the ratio more than paying down a large balance with a small one.
What does escrow actually pay for?
Typically property tax and hazard insurance, sometimes mortgage insurance and other recurring charges. The servicer collects a twelfth of the annual total each month and pays the bills when due. It changes the timing of those costs, never the amount.
Why did my mortgage payment increase on a fixed-rate loan?
Almost always escrow. The loan portion of a fixed-rate mortgage does not change, but property taxes are reassessed and insurance premiums rise. When the annual escrow analysis finds a shortfall, the new payment covers both the higher ongoing amount and repayment of the shortfall, which can be a noticeable step.
Is it better to pay points or make a larger deposit?
Points buy a lower rate and pay back over time. A larger deposit reduces the balance immediately and may remove mortgage insurance. Points win only if you hold the loan past the break-even, which many borrowers do not. The dedicated comparison calculator prices both against the same cash.

Mortgage & Home calculator questions
How much house can I afford?
A common guide is a total housing payment near 28% of gross income, but the Home Affordability Calculator adds your debts, down payment and rate.
When does refinancing a mortgage pay off?
When the monthly savings recover the closing costs before you sell or refinance again, which the refinance calculator shows as a break-even in months.
What costs come with a mortgage besides the payment?
Property tax, homeowners insurance, mortgage insurance below 20% down, and maintenance, which many first-time buyers leave out of their budget.
