VA Funding Fee Calculator

Calculate a VA-style funding fee, financed balance and estimated total monthly payment.

Enter the current fee for service category, use and down payment. Enter home price in dollars, down payment in dollars, mortgage rate in percent, loan term in years and applicable VA funding-fee rate in percent (6.25 means 6.25%). At the worked-example inputs, the estimated total monthly payment is $3,323. The fee is usually financed into the loan, so the balance rises above the price with no cash due at closing, and interest applies to it. Compare that with paying the fee in cash. A small down payment can cut the fee rate enough to be worth it. It returns estimated total monthly payment, financed loan including fee, estimated funding fee.

The formula

VA financed amount = price − down payment + financed funding fee; payment adds tax and insurance

Estimated total monthly payment$3,323
Financed loan including fee$434,138
Estimated funding fee$9,138

Example inputs

Home price$425,000
Down payment$0.00
Mortgage rate6.3%
Loan term30.0 years
Applicable VA funding-fee rate2.1%
Annual property tax$6,000
Annual home insurance$1,800

How to interpret the result

The VA funding fee isn't one flat number. It moves with the down payment size and with whether this is a first or subsequent use of VA loan benefits, and getting either input wrong shifts the fee tier meaningfully: a veteran using the benefit a second time with a small down payment pays a noticeably higher fee percentage than a first-time user putting more money down.

Before you rely on it

What to check

Confirm your actual service category, prior VA loan usage and down payment tier match what you enter: all three independently move which fee percentage applies.

The common error

Where people go wrong with VA funding fee calculator

Assuming every VA loan carries the same funding fee percentage. The fee schedule has multiple tiers, and using the wrong tier's rate understates or overstates the financed fee by a real dollar amount.

Where the inputs come from

Home price and down payment produce the base loan. The funding fee rate depends on your service, whether it is your first use of the VA benefit, and the down payment: for a first-time use with no down payment the fee is 2.15%, it drops with 5% or 10% down, and subsequent use with no down is higher. Veterans receiving VA disability compensation are generally exempt. Use the rate on your Certificate of Eligibility guidance.

Using the estimated total monthly payment in a real decision

Since VA loans have no monthly mortgage insurance, the fee is the main insurance-like cost, and it is one-time.

When the result stops applying

Funding fee rates change and depend on the type of service and the loan type, such as purchase or cash-out refinance. Reservists and National Guard members may have different rates. The estimate excludes VA closing cost limits and the residual income test that VA lenders use to qualify borrowers.

What to compare it with

Check whether you are exempt, since that changes the loan by thousands of dollars. Then compare paying the fee in cash with financing it, and compare a small down payment that lowers the fee rate. Ask the lender for the residual income requirement so you know whether the loan will qualify. The VA loan calculator gives the total monthly payment with taxes and insurance, and the closing cost calculator shows the other costs of buying.

Frequently asked questions

Who is exempt from the VA funding fee?

Veterans who receive VA disability compensation, surviving spouses of certain veterans, and Purple Heart recipients on active duty.

Can the fee be rolled into the loan?

Yes. Most borrowers finance the funding fee by adding it to the loan balance, which means no cash is due for it at closing. The trade-off is that you pay interest on the fee for the life of the loan.

Does a down payment lower the fee?

Yes. For first-time use, the fee rate steps down when you put 5% or 10% down compared with no down payment. Even a small down payment can save thousands of dollars on a larger loan, so run both cases before choosing.
